There are a few ways to go about this. With practically every real estate company and mega-search engine offering online valuations it's no wonder people are still confused. When the CEO of the most popular property search engine sells his own home for @ 40% LESS than his own company estimated, do you really want to trust that system?
Most other real estate valuations models are geared to above-market valuations because they're either 1) selling your contact information to Realtors for BIG money or 2) hoping you'll call them to list for that high price because, let's face it, you're more motivated to sign a listing contract if you think your $400,000 home is worth $440,000. And agents know "you gotta list it before you can sell it" and an artificially high list price suggestion gets a lot of listings. Do you really want to trust the motivation behind that valuation?
What you really need is someone to put your interests first and provide a Comparative Market Analysis (CMA) for you. A professional that inspects your home, reviews the CURRENT market conditions, has a comprehensive marketing plan and can tell you what the market will likely pay for your home. But, you also want to avoid a pushy agent trying to get you to sell NOW and who will tell you whatever you want to hear.

It will never be shared, traded, rented or sold.

At this meeting, one of two things will likely happen: 1) you'll want to sign a listing agreement and get the house on the market or 2) you'll decide to stay put and not sell.
