There are a few ways to go about this. With practically every real estate company and mega-search engine offering online valuations it's no wonder people are still confused. When the CEO of the most popular property search engine sells his own home for @ 40% LESS than his own company estimated, do you really want to trust that system?

Most other real estate valuations models are geared to above-market valuations because they're either 1) selling your contact information to Realtors for BIG money or 2) hoping you'll call them to list for that high price because, let's face it, you're more motivated to sign a listing contract if you think your $400,000 home is worth $440,000. And agents know "you gotta list it before you can sell it" and an artificially high list price suggestion gets a lot of listings. Do you really want to trust the motivation behind that valuation?

What you really need is someone to put your interests first and provide a Comparative Market Analysis (CMA) for you. A professional that inspects your home, reviews the CURRENT market conditions, has a comprehensive marketing plan and can tell you what the market will likely pay for your home. But, you also want to avoid a pushy agent trying to get you to sell NOW and who will tell you whatever you want to hear.

Once you're comfortable, enter your property info over here ->->->->->-> or at the top of the page or just click this link. Trade me some contact info for your valuation estimate. It will never be shared, traded, rented or sold.

I'll give you a call and we can schedule a time so you can show me your property. This is NOT a sales call. There will be no pitch. No pressure. Just you showing me your house to determine the value. Within 48 hours, I'll email you a detailed Comparative Market Analysis (CMA) so you know how much your place is worth. I'll also put together a net sheet so you can see how much equity you have so you can determine if it even makes sense to sell. And, when the time comes, we can even get you pre-approved for a loan. (I've spent 29 of my 53 years in the mortgage business).

Once you get the CMA, sit with it. Think about WHY you want to move. Write down the pros and cons along with any questions. Use the SEARCH function below to see "what's out there." Three days after sending you the CMA, I'll call you to schedule a sit down for us to discuss everything. At this meeting, one of two things will likely happen: 1) you'll want to sign a listing agreement and get the house on the market or 2) you'll decide to stay put and not sell. Either of these choices is ok.
