There are a few ways to go about this. With practically every real estate company and mega-search engine offering online valuations it's no wonder people are still confused. When the CEO of the most popular search engine sells his own home for @ 40% LESS than his own company estimated, do you really want to trust that system?

Most other real estate valuations models are geared to above-market valuations because they're selling your contact information to Realtors for BIG money and, let's face it, you're more motivated if you think your $400,000 home is worth $440,000. You're more willing to talk to an agent and that means you're more apt to sign a listing agreement. Do you really want to trust the motivation behind that valuation?

What you really need is someone to provide a Comparative Market Analysis (CMA) for you. A professional that inspects your home, reviews the CURRENT market conditions, has a comprehensive marketing plan and can tell you what the market will likely pay for your home. But, you don't want to deal with a pushy agent trying to get you to sell NOW who will tell you whatever you want to hear.

So, here's what you do. Review our preferred seller programs and check out how we do business. Read our Quarterly Seller's Guide. If all that sounds good and you're comfortable, click the valuation link on the right of this page and trade me some contact info for your valuation estimate. It will never be shared, traded, rented or sold.

Then send me an email titled CMA. I'll prepare a CMA for you with the understanding that you're "just curious". If you don't want a visit, that's ok. I'll prepare a price range based on potential condition. We'll put together a net sheet so you can see how much equity you have then I'll provide you with an interactive calculator I've created so you can see what you can really afford. Then you can sit down and search properties to see if anything fits the bill. I won't pressure you to sell as I don't believe I can/should create motivation; either you want to move or you don't. YOU provide the motivation and I'll provide the tools.

If you decide to sell, we'll get together, you can show me your place, we'll review market conditions and maybe start visiting some new places if you're staying in the area.

If you decide to stay put, that's ok. I'll email you occasionally with tips etc. and when/if you decide to sell, I hope you'll call me first. In the interim, I'd like to ask that you give my contact information to anyone you know that's thinking of buying or selling.
